Dwelling cube takes the stress out of zoning. Regulations can be very complex and vary greatly depending on your location. Here in Atlanta, however, there are some general guidelines to help you determine if your property might be suitable for an ADU:

The Atlanta zoning code allows ADUs on lots zoned R-5, R-4, and R-4A. Even if your lot meets the zoning criteria above, there are still additional restrictions to consider:

Lot Coverage

The combined square footage of your main house and the ADU cannot exceed 55% of your total lot area.

Floor Area Ratio (FAR)

This refers to the amount of building space allowed on your lot. In Atlanta, the FAR is typically 50% (although it can be 65% for lots under 7,500 sq ft).

  • Cooking Facilities: In the city of Atlanta ADUs must have a full kitchen with a stove, oven, and sink. Guest Houses can have wet bars, but not built-in stoves.
  • Size: ADUs are typically smaller, with a maximum size of 750 sq ft, while Guest Houses can be up to 30% of your main house's size.
  • Building Regulations: ADUs count towards your property's Floor Area Ratio (FAR), limiting the total buildable square footage. Guest Houses typically do not.
What are the Guidlines for Owning an ADU?
  • ADUs cannot be sold separately from your main house.
  • Your property can't have more than two total units (including the ADU).
  • The ADU cannot be used for commercial purposes (except home offices).
  • The maximum size for an ADU is 750 sq ft.
  • There is no minimum lot size requirement, but you can't create a new, substandard lot.
  • A direct access road or dedicated parking space is not required for the ADU.
